From Dirt to Move-In: Building a Custom Home on Acreage in San Tan Valley
Plenty of buyers come to us wanting space, a shop, maybe room for horses, and no HOA looking over their shoulder. Building on raw land around San Tan Valley and Queen Creek can deliver that. It just takes longer and has more moving parts than buying a finished home.
Here's the typical order of operations.
Phase 1: Find and Vet the Lot
- Pick the area: unincorporated Pinal County or inside Queen Creek town limits. The rules differ.
- Make an offer with a due diligence period long enough to check water, septic, access and zoning.
- Verify the seller's identity through title and escrow. Vacant land is the top target for impersonation scams.
Phase 2: Lock Down Water
You'll need either a water provider will-serve letter or confirmation that you can drill an exempt well under Arizona Department of Water Resources rules. If you're drilling, get on a driller's schedule early. They can book out.
Phase 3: Survey, Soils and Septic
- Boundary and topographic survey
- Site evaluation or perc test for septic design
- Map washes, floodplain and any earth fissure risk
Phase 4: Design and Budget
Work with a builder or architect on plans that fit your setbacks, septic area and well location. Budget beyond the house itself: driveway, grading, power extension, well, septic, fencing and impact fees.
Phase 5: Permits
Submit plans to the county or town, depending on location. Septic permits go through the county's environmental health process. Expect questions and revisions.
Phase 6: Build
Site work, foundation, framing, rough-ins, inspections, finishes. Summer heat and monsoon season can affect schedules, so ask your builder how they plan around both.
Phase 7: Final Inspection and Move-In
Get your certificate of occupancy, then change your address with the county. Also register the property for Arizona's free ERAS alert at earlyalert.azre.gov and your county recorder alert, so your new home stays yours.
How Long Does It Take?
It varies a lot by site conditions, builder availability and permitting. Ask any builder you interview for a realistic range for your specific lot before you commit.
