4 Things You Don’t Know About Outdoor Kitchens

Now that the 2015 International Builders’ Show has partnered with the Kitchen & Bath Industry Show, there are plenty of examples of beautiful cooking spaces, indoors and out. But what about the numbers? The results of a new survey released at the show attempt to define what consumers want when it comes to outdoor kitchens.
The Great Outdoors
Dave Brown, a partner with Chicago-based ad firm HY Connect, surveyed consumers who have or would like to have outdoor kitchens in their homes. The study, which surveyed households making $150,000 or more in household income across the United States, was conducted in December 2014. He discussed the results of the survey at the first day of IBS/KBIS in Las Vegas on Tuesday.
A Growing Market
While only 4 percent of affluent households have outdoor kitchens today, 13.6 percent say they are planning on adding one in 2014. Brown says that the largest age group who don’t have these amenities but are hoping to incorporate them in their living space is between the ages of 45 and 54. He also adds that those who are interested in this particular amenity are more likely to have children in the home, noting, “These are active households. They’re doing stuff.”
The Difference Between Indoor and Outdoor
The needs and wants associated with an indoor kitchen don’t necessarily translate to that of an outdoor cooking space. “Outdoors is all about socializing… it is all about having fun and a great experience,” Brown says, noting that adequate seating space is one place where home owners tend to underestimate. Also, he adds that “storage in the indoor kitchen is huge [but] in terms of the outdoors, food prep becomes more important.”
Unexpected Features Top Favorites Lists
It may not seem that surprising that survey respondents consistently rated the outdoor kitchen their favorite room in the whole house. However, their favorite features weren’t the traditional items seen in most outdoor entertainment areas. The No. 1 item that current owners of outdoor kitchen regretted leaving out was a pizza oven. “What’s loved the most is what’s unique. Fountains, fireplaces, pools,” Brown says. He adds that his backyard pizza oven serves as a gathering place for guests to participate in the food prep process. “It’s what I call ‘kitchen karaoke.’”
Integration Is Key
Brown says that many home owners start small with the intention of adding on features later. But he notes that the most successful, best-loved outdoor kitchens tend to occur when the design process is holistic: “It feels like an entire outdoor room where I can have an event and not just a bunch of stuff stuck outside.”

Where's the Nation's Safest Metro? Hint: There's No Kids

The fastest-growing metropolitan area in the United States has 110,000 residents, 42 golf courses, and more golf carts than New York has taxis.
The Villages, Fla., whose population is largely made up of retirees over 55, is a retirement community that has sold more than 50,000 new homes since 1986, generating $9.9 billion in revenue. Home prices range from about $150,000 to $1 million.
The privately owned community has rules that determine everything from how long children can visit for to how many pet fish residents can keep, and developer H. Gary Morse also owns the local newspaper, radio station, and TV channel.
Resident Jerry Conkle, who has lived in the community for two decades, calls the development "an adult Disney World" and says that everything he needs is a golf-cart ride away and he can't imagine living anywhere else. "There's hardly any crime," he says. "I don't know any place that's safer than here."

A First-Ever Flip in Mortgage Affordability

For the first time ever, interest rates for jumbo mortgages have dropped below the average rates for conforming mortgages, lenders say.
The average interest rate for a 30-year fixed-rate conforming mortgage last week was 4.73 percent while the average for a jumbo 30-year fixed-rate mortgage was 4.71 percent, according to the Mortgage Bankers Association. 
"In my 30-year career, I've never seen nonconforming loans priced below conforming loans," says Brad Blackwell, executive vice president of Wells Fargo Home Mortgage. Typically, rates for jumbo mortgages run at least 0.25 percentage points above rates for conforming loans. In 2008, jumbo mortgage rates peaked at 1.8 percentage points above conforming rates, according to HSH.com data.
"I've had situations where I've told clients, 'You don't need to borrow within the [conforming] limit. I can get you a lower rate if you borrow a little more,'" said Rolan Shnayder, director of new-development lending at H.O.M.E. Mortgage Bankers in New York.
Jumbo mortgages are those that exceed the $417,000 limit to qualify for backing by mortgage giants Freddie Mac and Fannie Mae. The limit may be lifted to $625,000 in some high-cost markets, such as New York and Washington.

Millennials Poised to Put Their Mark on Housing


Sixty-five percent of the millennial generation, ranging in age roughly from 18 to 34, say that their intention to purchase a house has significantly increased in the past year, according to a survey from PulteGroup.
“As the economy continues to stabilize, more young adults will wean off of mom and dad and start to live on their own, spurring added economic growth,” HousingWire reports. 
Nearly 20 percent of men ages 25 to 34 reportedly live with their parents, while 9.7 percent of women that age still live at home. 
As this generation gains greater financial security, more millennials will begin to embark on their own. 
A recent article from Barron’s notes that Generation Y could surprise the nation in upcoming years with their spending power and economic growth. The generation is 7 percent larger than the baby boom generation. 
"Millennials have witnessed the housing boom and bust, but still believe home ownership is a good investment," says Fred Ehle, vice president for PulteGroup.

How Will a New Facebook Tool Impact Real Estate?


Real estate professionals using social media for marketing stand to benefit from Facebook Graph Search, which will allow them to find buyers and sellers through shared friends and interests and make it easier for consumers to find them.
This means users can perform such searches as “Friends of my friends who live in San Diego, Calif., are female real estate agents, and like spirituality.”
“You literally can drill down into granular data, which has only previously been available through advertising,” says Mari Smith, a Facebook marketing expert.
Right now, Graph Search does not search key phrases that appear in users’ timelines, and it respects their privacy settings. To improve the odds of being found by consumers, experts encourage agents to switch their privacy settings to public and beef up their “Work and Education” profile field with a link to their firm’s Facebook page and the inclusion of multiple titles used to search for real estate professionals, such as “real estate agent” and “broker.”
Given that Graph Search likely will scan other profile sections in the future, practitioners should insert industry phrases in the “About You,” “Favorite Quotations,” and “Basic Info” sections as well. Moreover, they should “like” pages that complement their interests.
